La demande d\u00e9passe largement l\u2019offre, et les prix s\u2019envolent. Alors, \u00e0 partir de quand devient-il plus judicieux d\u2019acheter plut\u00f4t que de louer ?<\/strong><\/p>\n<p>Louer devient de plus en plus difficile. Selon Federia, la F\u00e9d\u00e9ration des agents immobiliers francophones, on observe en 2025 la contraction du march\u00e9 avec la disparition de plusieurs milliers de biens \u00e0 louer malgr\u00e9 une demande toujours plus forte. M\u00eame les m\u00e9nages avec deux revenus sont parfois en concurrence avec des dizaines d\u2019autres candidats pour obtenir un logement \u00e0 louer. Et l\u2019augmentation du nombre de personnes seules et de familles monoparentales ne fait qu\u2019accentuer encore la tension sur le march\u00e9.<\/p>\n<p>Cela n\u2019est pas sans cons\u00e9quence. Les loyers wallons atteignent aujourd\u2019hui des niveaux in\u00e9dits. <strong>Le loyer moyen<\/strong> d\u00e9passe d\u00e9sormais 880 \u20ac par mois, avec une hausse de +5,4 % en 2025, soit la plus forte du pays. Dans le Brabant wallon, il atteint m\u00eame 1 238 \u20ac. Avec ce montant-l\u00e0, nombreux sont ceux qui pourraient d\u00e9j\u00e0 rembourser une mensualit\u00e9 de pr\u00eat. Pas vraiment. Ceux-ci suivent leur tendance habituelle : <a href=\"https:\/\/statbel.fgov.be\/fr\/themes\/construction-logement\/prix-de-limmobilier\">en augmentation constante, ann\u00e9e apr\u00e8s ann\u00e9e.<\/a> Seules les habitations pr\u00e9sentant une mauvaise performance \u00e9nerg\u00e9tique voient leurs prix stagner, surtout si l\u2019on tient compte de l\u2019inflation. Les vendeurs savent qu\u2019ils ne peuvent plus demander le prix fort pour un bien mal isol\u00e9. Une bonne nouvelle pour ceux qui sont pr\u00eats \u00e0 se lancer dans une r\u00e9novation.<\/p>\n<p>La plupart des biens voient donc leurs prix augmenter. Et qu\u2019en est-il des <strong>pr\u00eats<\/strong> ? Ils ne sont pas vraiment bon march\u00e9 non plus. Si, pendant la crise du COVID, les taux d\u2019int\u00e9r\u00eat avaient atteint un niveau historiquement bas, parfois sous les 1 %, ils ont depuis progressivement augment\u00e9 pour revenir \u00e0 un niveau plus \u00ab normal \u00bb. Eh bien, comme nous l\u2019avons dit plus haut, parce qu\u2019il n\u2019y a pas assez de logements \u00e0 louer. Et parce que cette p\u00e9nurie provoque une hausse des loyers \u00e0 des niveaux jamais vus.<\/p>\n<p>Et puis, vous n\u2019achetez pas seulement une maison ou un appartement, vous achetez aussi la <strong>s\u00e9curit\u00e9<\/strong>. Si vous empruntez \u00e0 taux fixe, vous savez \u00e0 quoi vous attendre pour les ann\u00e9es \u00e0 venir, et vous pouvez toujours ren\u00e9gocier votre pr\u00eat si les taux baissent.
