Curieusement, la Flandre, la Wallonie et Bruxelles utilisent des crit\u00e8res diff\u00e9rents pour attribuer ces lettres \u2014 on a du mal \u00e0 y croire \u2014 mais quoi qu&rsquo;il en soit : si le A est tr\u00e8s bien, le F est un \u00e9chec. Et pour am\u00e9liorer ce score, vous devez r\u00e9nover. Cela signifie qu\u2019en cas de sc\u00e9nario catastrophe, elles devront revendre votre maison. C\u2019est ainsi que fonctionne un pr\u00eat hypoth\u00e9caire. Elles ont donc tout int\u00e9r\u00eat \u00e0 ce que le logement ait une certaine valeur. Et de nos jours, cela passe aussi par un bon score \u00e9nerg\u00e9tique.<\/p>\n<p>Pour concr\u00e9tiser cette exigence, les banques demandent le certificat de performance \u00e9nerg\u00e9tique (PEB) lorsque vous soumettez votre dossier. Chaque banque a ses propres r\u00e8gles, mais pour un logement class\u00e9 E ou F (parfois aussi D), elles s&rsquo;attendront toujours \u00e0 ce que vous pr\u00e9sentiez un <strong>plan de r\u00e9novation<\/strong>. Celui-ci ne peut pas \u00eatre vague sur la mani\u00e8re et le moment des travaux : vous devez fixer un calendrier et disposer des fonds n\u00e9cessaires. Ce qui signifie g\u00e9n\u00e9ralement qu&rsquo;il faut contracter un emprunt suppl\u00e9mentaire. Si vous ne le faites pas, soit vous n&rsquo;obtiendrez pas de pr\u00eat, soit vous obtiendrez un pr\u00eat avec un taux d&rsquo;int\u00e9r\u00eat plus \u00e9lev\u00e9. Et pas seulement pour faire plaisir \u00e0 votre banque.<\/p>\n<ul>\n<li><strong>Pour vous-m\u00eame<\/strong>. Vous devrez d\u00e9bourser un peu plus chaque mois pour rembourser votre pr\u00eat, mais vous payerez aussi un peu moins chaque mois pour votre facture d&rsquo;\u00e9nergie. Dans le meilleur des cas, ces d\u00e9penses s&rsquo;\u00e9quilibreront. Par ailleurs, <a href=\"https:\/\/www.socialenergie.be\/fr\/augmentation-du-prix-du-gaz-a-quoi-peut-on-sattendre\/\">les prix du gaz vont encore augmenter \u00e0 l&rsquo;avenir<\/a>. Vous avez donc tout int\u00e9r\u00eat \u00e0 opter pour des panneaux solaires ou une pompe \u00e0 chaleur.<\/li>\n<li><strong>Pour l&rsquo;environnement<\/strong>. Faut-il en dire plus ?<\/li>\n<li><strong>Pour la Belgique<\/strong>. Les r\u00e8gles varient d&rsquo;une r\u00e9gion \u00e0 l&rsquo;autre, mais en Flandre, l&rsquo;obligation de r\u00e9novation signifie que vous devez obtenir au moins la note D dans les six ans suivant l&rsquo;achat d&rsquo;une maison. C&rsquo;est une obligation (sous peine d&rsquo;amende).<\/li>\n<li><strong>Pour l&rsquo;Europe<\/strong>. L&rsquo;UE attend des logements seront neutres en carbone d\u2019ici 2050.
